A new community for Hookwood

Welcome to the public consultation for the proposed residential development at Land West of Reigate Road, Hookwood.

Outline planning permission was granted in July 2024, and the site is allocated in Mole Valley District Council’s adopted Local Plan (October 2024). We are now preparing the Reserved Matters application, which deals with the detailed design of the scheme.

This consultation gives you the opportunity to view our proposals and provide feedback on the detailed design before we submit our application.

Stage One

Outline Planning Application

The initial application established the principle of development, including the proposed land use, site access arrangements, and indicative layout.

Stage Two

Local Plan Allocation

The site was formally allocated for residential development in the Council's adopted Local Plan, confirming its suitability for housing delivery.

Stage Three

Outline Permission Granted

Following a detailed review, the Planning Inspectorate granted outline planning permission, establishing consent for the development.

Stage Four

Reserved Matters Application

The current phase addresses the detailed design, including the appearance of buildings, landscaping proposals, and the final site layout.
